At JLS Valuations, LLC, we recognize that appraisers sometimes have fiduciary responsibilities to third parties, such as homeowners, buyers, and sellers, as defined in the scope of the appraisal assignment. Our fiduciary duties are strictly limited to those parties specified in the scope of work or written parameters of the order. In addition to our responsibilities to clients, we adhere to industry rules and regulations. For instance, we diligently maintain our work files for a minimum of five years, in compliance with industry standards. We are committed to exceeding industry standards for professional behavior. We do not accept assignments based on contingency fees—meaning we do not agree to perform an appraisal with the fee contingent upon the loan closing. Additionally, we do not work on percentage fees, which could create a conflict of interest by incentivizing inflated valuations. We strictly avoid any unethical practices prohibited by state laws and professional organizations. The Uniform Standards of Professional Appraisal Practice (USPAP) clearly outlines unethical behavior, including accepting assignments contingent on reporting predetermined results or favoring a client's cause. We adhere to these rules meticulously, ensuring that we provide objective and accurate property valuations.
